Rooms only pick up the fixtures your tile goes around
When Biddy reads a room off the plans, it lists the fixtures drawn in it. That list used to include everything on the drawing, so a kitchen could come back with a refrigerator, a dishwasher, an ice maker and a pantry, none of which you tile.
What a room keeps now
A room only picks up the fixtures a tile bid is built around:
- Bathrooms: toilet, vanity or double vanity, tub, shower, bench, niche, curb, drain, shower glass, a steam shower.
- Kitchens, laundries and bars: the sink, where the backsplash meets the counter.
- Living rooms and bedrooms: a fireplace.
Appliances, cabinets, islands, pantries, closets and shelving are still on the drawings, but they don't land on the card.
Nothing from the room next door
A plan crop around a kitchen often takes in the powder room beside it, which is how a kitchen ended up with a vanity on it. A fixture that couldn't be in that kind of room doesn't land there any more. A mudroom with a dog wash, or any room the schedule prices a shower pan in, still gets its shower.
Yours stay yours
A fixture you added, or one you changed to staying, replaced or removed, stays. Re-analyze documents takes back any fixtures an earlier read put on a room that don't belong there.
